Viewings
We are able to arrange viewings from Monday to Friday between 10.00 am
and 6.30 pm and on Saturday between 10.00 am and 3.00 pm.
In some cases we need to give 24 hours notice for viewings.
Offers

After you have identified a suitable property we will put forward your offer to our client, the Landlord. Please note that acceptance of your offer is always subject to receipt of satisfactory references and the signing to the pre-contract agreement by both parties.
This document will provide a complete breakdown of costs and will explain payment terms on the balance due
Pre Tenancy Holding Deposit
When you have found a property for which you wish to apply we will ask you to pay a holding Deposit of £400. You will be asked to sign a pre-contract agreement confirming the terms of this deposit. We will then take up references and take the property off the market.
If for any reason you decide not to go ahead the holding deposit will then become a be forfeited. If your application is successful then the holding deposit will be put towards the completion monies due on or before the commencement of the tenancy. If the landlord decides not to proceed then the holding deposit will be returned. Paying a holding deposit in no way obliges either party to enter into the tenancy.
References
All individuals over the age of 18 who will be residing in the property must
be referenced and named on the agreement. To speed up the process of obtaining
references we use a specialist credit-referencing agency, which normally report
to us within 2-4 days. Each applicant will be charged a one-off Agency fee of
£99 + VAT (Includes reference, inventory checks & legal documents). Each applicant will be entitled to one free guarantor.
Any subsequent guarantor that may be required will cost an additional £40.00 + VAT.
Other Related Expenses

Once negotiations are completed and the terms of tenancy have been agreed, arrangements can be made for the letting to proceed. Please note that the following payments will be required on or before the commencement date of the tenancy, we cannot accept personal or company cheques.
A deposit, generally agreed 6 weeks
The first rental payment (either for the period of a month, a quarter or as otherwise agreed)
Renewal fee £99 inclusive VAT per property after 12 months tenancy for legal documentation.
Six Week's Security Deposit
All deposits collected by landlords and agents relating to assured shorthold tenancies created in England and Wales after 6th April 2007 must be protected with a government-authorised tenancy deposit scheme. This is designed to ensure that you get all or part of your deposit back when you are entitled to it. A Deposit Protection Certificate will be issued on the commencement date of the tenancy. Types of Tenancy
If the tenancy is to be in the name of individuals then in most cases it will be an Assured Shorthold Tenancy. In the event that your employer will be undertaking the tenancy on your behalf then the company will be identified on the Agreement as the Tenant. In such a case we will take up a credit reference on the company instead. We will also need written confirmation from an authorised representative of the company of the following:
That you are the proposed occupiers and employed by the company
Your title and the status of your employment
The name and title of the person authorised by the board of the company to sign the Tenancy Agreement on their behalf.
Tenancy Agreement
Please bear in mind that the Tenancy Agreement is a legal contract between the Tenant and the Landlord.
You should read it carefully before signing it. Whilst our staff will be happy to explain the terms to you.
If you have any queries you should consult your own legal advisor. The Tenancy agreement must be signed by all tenants on or before the start of the tenancy.
Inventory
An inventory will be prepared by the agent for when you check in and check out of your property. The inventory will need to be signed by all relevant parties.
Rent Payments
Rent is payable in advance. Payment of the 'completion monies' must be paid in cleared funds,
cash or by bankers draft and will be required on or before the commencement day of the tenancy.
During the tenancy rent is paid by bankers standing order which is drawn from the Tenant's account
four days before the rent due date to allow time for clearance. You will be responsible for cancelling
this when you have vacated the property and paid rental up to date.
Utilities and Other Expenses
The tenant is responsible for the payment of council tax and for all utilities during
the tenancy including gas, electricity, telephone and water charges,
and for any charges for transferring these into the tenant's name. Suppliers of such services may be charged
an initial deposit if a new customer has no previous history with them. The tenant must
license any television in the property. The tenants are responsible for contacting the utility companies to inform them of your new tenancy.
Property Management
Sometimes the landlord instructs us to manage the property on his behalf. When we act
as the managing agents you must report any problems relating to the property to us immediately.
This will help to ensure we can deal speedily with matters in accordance with the Landlord's
instructions.
Insurance
The Landlord is responsible under the terms of the Agreement for providing buildings
insurance and also for insuring his own contents. You should also consider insuring against any accidental damage caused by you to the landlord, property or effects. Our staff will be pleased to discuss this with you as we may be able
to offer insurance products which are suitable to your needs.
Termination of Tenancy
At least one month before the end of your tenancy you have to let us know if you wish to terminate or renew your Tenancy Agreement. Should the tenancy be terminated then an inventory check out will be arranged. The property should be ready to hand over in a clean and tidy condition and with the garden properly tended. We make this point as additional costs can be incurred by you
if it is necessary to employ the services of professional cleaners or gardeners after you leave. All keys must be handed to the agent or the Landlord at the time of check out and you will have no further access to the property.
Forwarding Address
Please ensure that you have set up with the Post Office for your mail to be re-directed, and the utilities have your forwarding address. When arranging to vacate the property, please advise us of your forwarding address to send your security deposit back.
